Want the blank template to print?
Pick the property type and purpose above and the next screen has a Print a blank checklist button. You get the same template as a clean, printable sheet — every item listed, tick boxes for Good / Fair / Poor / N/A / not accessible, a ruled notes column, and a signature line — to carry round the building on a clipboard. No signup, no watermark, no email required, and nothing to fill in first.
Fill it in on your phone instead and you get the other half: a scored report with findings tiered by severity, photos, repair-cost ranges and remaining useful life. Same checklist either way, so a paper walkthrough types up cleanly afterwards.
Built for the whole deal
Buyers & due diligence
Standardized, system-by-system coverage so every property in the portfolio is evaluated the same way — and defects surface before closing, not after.
Owners & operators
Findings tagged by severity with enough detail to act on — “active drip below RTU-3, tile B-204,” not “leak in hallway.”
Lenders & insurers
ASTM E2018-style structure with capex ranges and remaining-useful-life — the fields that make a report loan- and coverage-grade.
Inspectors & consultants
Fast field capture and a clean report — without the $200/month PCA software.
Severity, made automatic
Tap “Poor” and it prompts Critical / 24 hr / This week / Monitor — the tiering pros use, built in.
Costs that add up
Per-item repair ranges roll into a total estimated repair range on page one — the line that gets a report shared.
Inspection checklists by type
Each page has the full checklist as text plus this tool, pre-set for that property and purpose.

What is a Property Condition Assessment (PCA)?
A visual assessment of a building's major systems — site, structure, roof, envelope, mechanical, electrical, plumbing, life safety, and vertical transport — done before a purchase, loan, or insurance decision. It documents condition, notes deficiencies, and estimates repair costs and remaining useful life. The commercial standard is ASTM E2018.
What does ASTM E2018 cover?
It's the standard guide for a PCA of commercial real estate: a walk-through survey of the building systems and site, a Property Condition Report, and opinions of probable cost for immediate repairs and replacement reserves over a study period.
How long does due diligence take?
Typically about 2–6 weeks, depending on deal size and complexity. A structured checklist keeps the physical assessment consistent so defects surface early rather than after closing.
Is it really free?
Yes — run an inspection and download the report free, no signup, no watermark. Everything stays on your device.

An inspection tells you the condition of something today. The capital plan turns that into a year and a number — which is the form the finding has to be in before anyone will fund it.
